3 Steps To Generate Higher Quality Leads
We’re going to cover 3 things to get to immediately get you consistent, more qualified leads. We will cover how to turn website visitors into leads, sync your leads into a CRM, and automate your follow up.
1. Convert Visitors Into Leads
The first critical piece we’re going to cover is the landing page. Your landing page is where we convert visitor’s into leads.
Two of the biggest conversion factors are the headline and the call to action. Create a Headline that catches your visitors attention and shows them that you can solve their problem.
- What is your visitors pain?
- What are your visitors trying to solve?
- How are you the one that solves it?
Take notes on this. In the lead generation form, ask the minimum amount of information that you need to follow up. One real estate agent that I worked with initially asked around 12 items. What bedrooms, bathrooms, price, location, amenities are you looking for? Nobody wants to fill all that out, especially on mobile! Only around .8% of visitors filled out that form. Instead of asking for all that information, just ask for name, phone, and email. That’s plenty of information to follow up with someone. After removing the unnecessary fields in that form, it instantly tripled their conversions.
There are several landing page tools that can work great for you, but let’s run through an example with LeadPages. It’s for beginners and it’s one of the easiest to start using. As you create a LeadPage, you can edit the page right in the editor. There is no software to download or install.
We have a few ways to publish it, but let’s publish it to WordPress. When anyone goes to your landing page on your blog, it will ask them to input their name, phone, and email.
After you generate the lead, we want to sync it into your CRM.
2. Customer Relationship Management
After you generate the lead, you need to store it in a CRM (Customer Relationship Management) tool. This is a database that helps you track your leads and tracking is one of the most critical pieces of this whole process.
Tracking will help you determine what you can pay per lead and still make a profit. Here are the questions you need answers to:
- How many visitors does it take to get a lead?
- How many leads does it take to show a home?
- How many showings does it take to sell a home?
- How much do you make when you sell a home?
There are a lot of options, but there are a few things that you need to look out for. The biggest thing to be careful is the price. Some CRM’s can run as high as $5k/month, while others are just cheap alternatives.
One of my new favorites that I’m recommending to my top clients is HubSpot CRM. It has a ton of the best CRM features, it has a lot of integrations with other services, and best of all, it’s completely free.
To help you scale, you need to make sure that all of the steps of the process are automated. We’ll integrate your landing page directly into your CRM so that as soon as a visitor fills out the form your lead will go into your CRM. This will make it much easier for you to track your leads and you won’t have to manually do any data entry.

Now that your lead has been synced to your CRM, we need to start the follow up process. Automating your follow up with help keep you top of mind with all of your prospects. On average, it takes 7 touches for someone to want to buy from you.
3. Automate Your Follow Up
Use automation to help qualify your leads before you talk to them. You can use something like like an email autoresponder, or you can use something more sophisticated like a marketing automation platform. Marketing Automation will allow you to tag and segment your prospects based on different actions that they take.
Marketing Automation is how you can automatically qualify your clients before you talk to them.
One Home Builder that I helped knew that if someone visited a model home, they had a much higher chance of buying a new home. I created a follow up sequence that would send emails and ask the prospect about what pricing and locations they were looking at. When a lead responded, we sent a follow up email that asked them to schedule a time to walk through a model home in the area they were looking at.
By the time one of the agents spoke with the prospect on the phone, the Home Builder already knew what locations, pricing, beds, and baths they we’re interested in. Plus, they already had a scheduled time to walk through. They we’re able to cut down a huge amount of time on the phone to gather that information and it dramatically cut down on no shows.
All of that information was gathered from the lead before anyone ever talked to them on the phone. The Home Builder was able to spend time on more productive things then trying to qualify a lead.
What qualifies someone to work with you? Here are some good questions to ask your leads:
- How soon are you looking to buy?
- What locations are you interested in?
- What price range are you looking at?
How would that affect your business if all of these questions were answered before you spoke to someone on the phone?
Start Running Traffic And Generate Leads
Now that you have a landing page, CRM and automation hooked up, let’s start running traffic to it. One of the easiest and fastest ways to target your demographic is through paid advertising on Facebook.
Let’s identify the demographics of your ideal client. Gender, location, income level, and interests are all things that you can segment your traffic by.
Create a Facebook Ad
You want your headline on the ad to match the headline on your landing page. The destination link will be the url of your landing page.
I’ve bought leads before and they were terrible
I always get potential clients telling me that they have purchased leads before and they don’t work. What we’re talking about here isn’t even in the same ball park! When you buy a lead from one of these lead brokers, they sell the same lead to 5 other agents so it’s practically impossible to turn that lead into a client. The leads we’re talking about generating are only for you. When they request the information, they are asking to speak directly with you. It is going to be a much higher quality lead.
